Reservation Policy

• Reservations may be made year-round and up to one year in advance.
• Holidays and Event Weekends Require a 2-night minimum stay.  Off season pricing not valid for Holiday & Event weekends. Holidays include: Christmas and New Years Week, Fourth of July Weekend, and Labor Day Weekend
• All reservations require a deposit.  The deposit is the base rate of your first night's stay.  We accept MasterCard, Discover and Visa or you may mail a money order.  Money orders must be received within 10 days of making the reservation. Sorry, we do not accept Personal Checks or American Express. 
• Credit Cards will be charged at the time the reservation is made.
• Rates are based on 2 people.  Kids 11 and under stay for Free!  Adults 12 years of age and older are an additional $10/night.
• NYS Fire Code prohibits more than 5 people per room.
• Please present all coupons or discounts upon check-in.
• We are sorry for the inconvenience however, pets of any kind are not allowed. Anyone discovered with an animal in their room will be charged $150 cleaning surcharge.

• All reservations require at least 5 days notice prior to your arrival for a refund of your deposit minus a $5 cancellation fee  (Not including day of reservation).  Any cancellation made within 5 days of arrival, not including day of arrival, will forfeit deposit.  All cancellations must be made by 3:00pm.  Cancellations must be made by phone for proper account verification.  Email or voice mails will not be accepted.
• Enchanted Forest/Water Safari tickets are non-refundable.
